Buy House ? various options?

There is a beautiful single family close to where we rent How can we buy it, many options please...credit not so good, own business(just started) expect $36-40 this year "modest", 1st time house buyer, minority cl, she retired medical, ssi/medicare won lottery for section8 , Cleveland, ohio region, not married, dependents 15 and 3yrs old,debts about 30k combined. House $105k... reduced for roof 95k roof $7k, cheaper I can do myself, 2nd mortage taken owe 40k,much work done owened 38yrs redone kitchen, basement and deck (large, bay windows and storm windows.. work stopped in attic due to his health(insulation up, needs drywall, 1 1/2 bath, fence area has lots of new homes (duplexs and townhouse types) going up, crime low, school close, bus close, stores and mini mall close, we would appreciate any advice... thinking of rent to own (buyer needs $ to relocate down south), Thanks
